Ca Duck Clubs for Sale - AKA- Assa has a heart attack!

Since the "duck club for sale" thread went so well in the classified section, I just thought I would post up a few clubs for sale here in CA, just for Assa. Got the info off Stromer Realty, it lists a lot of the clubs here.


Gilsizer Slough Duck Club- 451 acres - full ownership $1,670,000

Little Dry Creek Duck Club- 602 acres- 20% Ownership, price reduced to $1,100,000

Field & Tule Duck Club- 604 acres- 1/14 ownership, $495,000

The Butte Land Company- 121 acres- 87.5% ownership, $850,000

Someone get Assa's heart going again. :lol:

I'm a public hunter, but the thought of having a piece of a club or the whole thing is interesting.

Full ownership of a "good" club that produces ducks, could be very profitable. I would guess that even a partnership could be quite profitable.

Why not sell memberships as the owner? Let's say 20 members at 10k/year for a membership. You would have 100% ROI in less than 10 years. Even with upkeep/management.

I'm sold...who wants to go halves?

Not even close, my "club" is the Red Headed stepchild of the area. It's small, has seven members, and we shoot a few ducks. Also my grandfather helped start the club, the membership has been passed down to me and will be passed to my son. I wish I could afford to buy into the big clubs! Those guys have serious money.

Most new members must be invited by current members and have a probation period. If they pass probation they must be voted by the current members.

These people are not interested in making a profit, they already have more money that a normal person can comprehend. The club gadwalls buddy takes care of has Kcups that are $20.00 a piece. A $20 cup of coffee. WTF!

But what I think ff is getting at is on a club that is for sale for 100% ownership, like Gilsizer, a guy could buy it and do whatever he wanted with it. Like sell annual memberships, for a profit.

A 600 acre club has operating expenses that are probably between $70,000 to $100,000 a year, just for water and mowing. Good luck in your venture.

He would have to rent out a lot of memberships to break even each year.

Gilsizer is under a wetland easement. Same for all the clubs. Except. Butte land. Their is 80 acres of farmable land. The remaining balance is permanent wetland. It has to stay marsh forever. No farming.

LDC FARMS is as good as it gets. Then Field and Tule is right up there being one of the best clubs around. Gilsizer is good because of the possibility of such a land track of land and one owner dictating hunting pressure. Butte land is totally hit or miss.

I didn't say anything about farming, and I have some understanding of how a WRP works.
